Most likely causes, in order

1. Past or active water intrusion inside the wall (most common)

You suspect there's mold growing inside your walls, behind the drywall, where you can't see it. Maybe there's a smell you can't explain, maybe mold keeps appearing on the surface no matter how many times you clean it, or maybe you had a leak a while back and you're not sure everything dried properly. Here's how to think about this without panicking or making things worse.

First, the good news: You do NOT need to start tearing walls open to "check." In fact, opening walls without a plan is one of the most common mistakes homeowners make, it can release a concentrated cloud of spores into your living space and turn a contained issue into a bigger one. There's a right way to do this.

What NOT to do

• Don't cut holes in the wall yourself unless you're prepared for what you might find. If there's significant mold behind there, you've just exposed your living space to it.
• Don't hire someone who wants to do "air testing" as the only diagnostic step. Air tests for mold are unreliable for behind-wall problems because the mold is contained in the cavity. A legitimate inspector uses moisture meters and thermal imaging to map moisture patterns first.
• Don't ignore it hoping it goes away. Hidden mold doesn't dry out on its own if the moisture source is still active. It gradually eats through the paper facing of drywall and framing lumber.

When to call a professional

• If your moisture meter confirms elevated readings in the wall
• If the smell persists and is localized to one area
• If drywall is soft to the touch
• If you have both a smell AND a history of water damage in that area

A mold inspector ($300-600) will use professional-grade moisture meters and may use an infrared (thermal) camera to see temperature differences in the wall that indicate moisture patterns, all without cutting anything open. They can tell you whether opening the wall is justified, and if so, exactly where.

If mold IS confirmed behind a wall

• Small areas (a few square feet): A qualified handyman or mold remediation tech can cut out the affected drywall, clean the framing if it's solid, dry the cavity, and re-drywall. Cost: $500-1,500 depending on size and location.
• Larger areas or structural involvement: This is professional remediation territory. Costs range from $1,500-5,000+ depending on how far the damage extends. Get multiple quotes and make sure whoever does the work addresses the moisture source first, otherwise you'll be right back here.

The most important thing: Whatever caused the moisture must be fixed BEFORE you repair the wall. Fixing a plumbing leak, regrading outside, repairing flashing, whatever it is. New drywall over an unfixed moisture problem just gives mold fresh food.
