Before you start

Almost every indoor air problem has a physical source you can find with your eyes, nose, and hands. Give yourself 45 minutes, wear old clothes, and bring a flashlight, a phone for photos, and a cheap humidity meter (hygrometer) if you have one. Work one room at a time and do not skip the boring spaces.

  1. Set your hygrometer in each room for a few minutes. Note any room reading above 60% relative humidity.
  2. Trust your nose at the doorway before your eyes adjust. Musty, sour, or chemical smells are clues.
  3. Photograph anything suspect so you can compare later.

Kitchen and bathrooms

  • Look under every sink for stains, warped wood, or a slow drip.
  • Check the base of the toilet and the caulk line around the tub or shower.
  • Confirm the bathroom exhaust fan actually pulls air (hold a tissue to it) and runs during and after showers.
  • Feel for soft or spongy flooring near tubs and dishwashers.
  • Look behind and under the refrigerator for water-line leaks.

Bedrooms and living areas

  • Inspect the wall behind furniture on exterior walls for spotting or a cold, damp feel.
  • Check window sills and frames for condensation, peeling paint, or black speckling.
  • Lift rugs at the edges and smell the pad underneath.
  • Look at ceilings under bathrooms and near roof lines for brown rings.

Basement, crawlspace, and utility areas

  1. Scan the foundation walls for white chalky residue (efflorescence) or active seepage.
  2. Put your hand on the concrete floor; a persistent damp feel means moisture is coming up through the slab.
  3. Inspect the water heater and washing-machine hoses for corrosion or drips.
  4. Look at the furnace or air handler drain pan for standing water.
  5. In a crawlspace, check that the vapor barrier is intact and the ground is not visibly wet.

The whole-house clues

  • Change or check your HVAC filter; a gray, packed filter tells you dust is circulating.
  • Look at supply vents and returns for dark streaking, which points to dust or moisture in the ducts.
  • Step outside and confirm the ground slopes away from the house and gutters drain well past the foundation.

The source is almost never where the stain shows up. Water travels along framing, wiring, and the underside of subfloor before it drips, so a ceiling ring in the hallway can come from a shower two rooms away. Follow moisture uphill and toward the nearest plumbing or roof penetration.

Do your walkthrough in the morning before you run exhaust fans or open windows. Overnight is when condensation and humidity peak, so cold-wall sweating and musty smells are easiest to catch. If you own an inexpensive infrared thermometer, scan exterior walls; a cold patch that does not match the rest of the wall often marks hidden dampness or missing insulation where condensation forms.

People routinely blame the air itself when the real culprit is a fan that vents into the attic instead of outside. Go into the attic and physically trace each bathroom fan duct to a roof or soffit cap. A fan that dumps warm, wet air into the attic will grow mold on the sheathing above your bedrooms for years without a single visible sign downstairs.

Finally, do not over-test. A pile of expensive air samples will not tell you as much as finding and drying the wet spot. Interpret every reading against a simple rule: wet plus warm plus time equals biology. Remove any one of those three and the problem stalls. Your walkthrough exists to find the wet, because that is the only leg of the triangle you fully control.
